Plans to transform a derelict former boatyard into a new housing development will come under renewed scrutiny tonight, amid claims that the scheme could be a 'quick fix' to clean up the site.

Lowestoft-based Badger Building (E Anglia) Ltd submitted revised proposals to the Broads Authority at the end of last year to redevelop the old Pegasus Yachts and Hampton's Boatyard in Oulton Broad.

Its multi-million pound scheme would see the prominent waterfront site cleared to make way for 76 homes, new boatyard buildings, an office and moorings. But the plans have prompted objections, including one from the Broads Society.

Members of Waveney District Council's development control committee will be briefed tonight on Badger Building's proposals for the boatyard off Caldecott Road. Councillors will be asked to assess the application to enable them to make a formal response to the Broads Authority.

Since 2006, several proposals to develop the vacant site have been mooted and withdrawn. The latest blueprint was submitted more than five years after Badger withdrew controversial plans for 151 homes. In September, the company said it hoped its plans would 'create a development of lasting quality for this prominent location on the edge of the broad'.

But since the application was lodged more than 80 comments have been made on the Broads Authority's website – with a number of locals objecting or voicing concerns.

Among them is the Broads Society, which campaigns to safeguard the character of the waterways. In its submission, it says '...this is a once-in-a-lifetime opportunity to develop an important site in the Southern Broads. We would prefer to have to wait a little longer for the right development, rather than rushing to accept the current proposals for the sake of a quick fix to improve the appearance of the site.'

A council report concludes: 'This scheme follows the development brief in principle... it is an interesting design but there are a number of design flaws which require reworking and re-examining.'

Officers are recommending members advise the Broads Authority to 'negotiate a further revised scheme' and/or work with Badger to address its concerns about the existing plans.
