An 18th-century hotel just four miles from the centre of Norwich is set to go under the hammer with a guide price of up to £1m.

Once a rectory, Stower Grange is currently an award-winning country hotel, restaurant and wedding venue with potential for conversion to residential or alternative use.

Owners Richard and Jane Fannon have successfully run the Drayton business since acquiring it in 2000 but are now selling due to retirement.

The Grade II listed structure was previously put on the market with an asking price of £1.35m but will now go under the hammer with Auction House East Anglia on June 12.

The ground floor has extensive dining and entertaining spaces consisting of twin entrance halls, a ballroom, lounge bar, guest sitting room, dining room, breakfast room and a fully equipped professional kitchen.

There are 11 individually decorated en-suite bedrooms on the first and second floors and the hotel is a sought-after location for weddings and events due to its extensive range of function spaces.

An application has been submitted for the conversion of the existing premises into three residential units and final approval is expected shortly.

Broadland District Council has already indicated that the principle for residential use would be acceptable and in November 2021 planning permission was granted for the addition of seven further bedrooms and a meeting room. 

The property boasts 1.55 acres of picturesque grounds including a sweeping front drive with ample parking, rear landscaped gardens and woodlands.
