Two neighbouring homes in the rural village of Bergh Apton, between Norwich and Loddon, have hit the market for the first time in 70 years.

1 and 2 Verandah Cottages are set at the end of a long drive off Threadneedle Street, both benefitting from expansive and mature grounds.

The properties are for sale separately – number 1 at a guide of £675,000 and number 2 at offers in excess of £975,000 – but owners Richard and Rebecca Forman would happily sell the two together.

Number 1 was previously the home of Richard’s mother, who passed away a year ago.

“It was a two-up two-down cottage, which she extended extensively before moving in,” said Richard. “The two houses were originally farmworkers’ cottages owned by the family since the 1960s.”

Richard grew up in Bergh Apton before pursuing a career in property development in London. He returned to the village with wife Rebecca in 2021, moving into number 2 which they fully refurbished before moving in.

In 2022, the couple added a beautifully designed 2000sq ft extension, transforming the house into a stunning family home.

The front door opens to an entrance hall offering a light and airy study area. It leads through to an impressive kitchen/dining/living room which stretches to 50ft and enjoys a vaulted ceiling.

The contemporary kitchen was designed and fitted by Mulberry Kitchens Norfolk. It features stone worktops, Siemens appliances and a 10ft island.

Brand new wood flooring and underfloor heating cover the entrance and main family room.

To the left of the entrance hall is a large drawing room with original wood flooring and shutters, as well as original cornicing and a wood-burner.

This room leads through to a side hallway with original flagstones, an attractive staircase and a small cellar below.

Completing the ground-floor accommodation is a WC and laundry/boot room leading to the back garden.

Upstairs there are four double bedrooms, two of which are en suite, plus an additional family bathroom.

The vaulted master bedroom also benefits from a bright dressing area, which leads to the fully tiled en suite with walk-in shower and his and hers sinks.

Outside, a wraparound garden features lawned and terraced areas with a lovely outlook. The garden is fenced and leads onto a field of approximately 1.5 acres, with the whole plot extending to 1.8 acres (subject to survey).

There is ample off-road parking and an EV charging point.

The neighbouring property is a three-bed cottage with a downstairs study that could be used as a fourth bedroom.

There are spacious open-plan living areas on the ground floor, along with a large kitchen/breakfast room with an Aga, separate utility room, boiler/store room and WC.

There is oil-fired central heating and double-glazed wooden windows throughout the property, with underfloor heating to the ground floor.

Bergh Apton is a popular village located seven miles from Norwich and four miles from Loddon.

The village is a sought-after place to live, being so close to Norwich and neighbouring villages of Brooke, Poringland, and Alpington.

Richard believes the properties are an attractive option for prospective buyers.

“It's a great opportunity for someone like us – who wants to live close to their family – or to use next door as an Airbnb or rental investment,” he said.

“The setting here is so beautiful and peaceful,” he added. “During the summer, when you’ve got the sliding doors open in the living room, it’s like being on holiday in a villa abroad.”
