Plans have been submitted to transform a former Coastguard station and boathouse into holiday lets.

The application submitted to North Norfolk District Council outlines plans to restore and convert the redundant buildings on 16 Bases Lane in Wells into two holiday lets.

The four properties comprising the site consist of a larger detached two-storey house that accommodated the senior Coastguard, two semi-detached properties which accommodated Coastguard officers and the Coastguard station.

The site dates back to 1884.

The proposal is to reconfigure the operational offices to form one let.

It would have one bedroom, a hallway and a shower room on the ground floor and an open plan kitchenette and dining and living space on the first floor.

In the boathouse, the application outlines plans to replace roller shutter doors and reduce the opening height of the glazing to the south, and have frontage with a design respecting its original function as boathouse doors.

The boathouse will form one unit of holiday accommodation, with two bedrooms, one shower room, an open-plan kitchenette and a dining and living area.

It is proposed accessibility is enhanced with step-free access, closed parking, wide external and internal door frames and an accessible interior layout.

It also states that three parking spaces will be created, and it will have a solar array, underfloor heating and battery storage serving both buildings.

Until 2022, the site served as an active government agency Coastguard rescue station - a 138-year operational history.

The houses were sold by the Coastguard estate in the 1980s, with the sole remaining Coastguard property relocating to the new police station in 2022.

A decision is expected by February 27.
