Auction House East Anglia held its seventh auction of the year on Wednesday, November 1, selling 68 lots (47 sold in the room, 17 lots sold prior to the auction and four sold after) and raising more than £12 million in total.

It was the firm’s largest ever recorded auction and took nearly seven hours to complete from start to finish.

Robert Hurst, auction surveyor, said: “Our penultimate auction of the year fills us all with a level of confidence moving into the winter months. The number of properties sold by auction continues to be high, and with auction sales exchanging contracts the moment the gavel falls, this is attractive for both sellers and buyers. Our advice to motivated sellers is, as ever, to be realistic with expectations.

“The highest-priced lot of the day was a five-acre greenfield development site with planning permission for 19 dwellings off Buxton Road in Spixworth, which sold for £830,000. The lowest-priced lot was a small strip of land extending to 0.03 of an acre off Tarragon Road in Downham Market, which sold for £500.

A mixture of lots including residential, commercial and land went under the hammer and some of the sales include:

  • On behalf of a housing association, a three-bedroom semi-detached house in need of modernisation on Richmond Road in Norwich sold for £180,000.
  • On behalf of a council, a four-bedroom semi-detached house in need of complete refurbishment on Beverley Road in Norwich sold for £164,000.
  • A let first floor flat on Mousehold Street in Norwich sold for £140,000.
  • A two-bedroom semi-detached bungalow in need of updating on Blenheim Road in Sprowston sold for £169,000.
  • A semi-detached chalet in need of updating on Church View Close in Sprowston sold for £175,500.
  • A one-bedroom first-floor flat at Paper Mill Yard in Norwich sold for £110,000.
  • A let shop producing £16,870 pa on City View Road in Norwich sold for £136,500. A nearby flat sold as a separate lot for £138,500.
  • A water-damaged detached bungalow on Scotch Hill Road in Taverham sold for £355,000. A nearby 0.78-acre parcel of woodland sold as a separate lot for £73,000.
  • A one-bedroom end-terrace bungalow on Geldeston Hill in Geldeston sold for £94,800.
  • A Grade II listed two-bedroom end-terrace house on St Peter’s Road in King’s Lynn sold for £104,000.
  • A four-bedroom semi-detached house let producing £1,123 pcm (£13,476 pa) off Church Road in Itteringham sold for £211,000.
