Anna Smith, commercial surveyor at Brown&Co, looks at demand for industrial and logistics units.

Recent reports by the CBRE, among others, indicate that appetite from occupiers for warehouse and manufacturing space is still intense despite the economic impact and slowdown in retail spend.

At Brown&Co, we are seeing this with the continuing demand for units at Diamond Point, the industrial business hub in north Norwich.

We launched the brand-new units, owned by Northwood Urban Logistics, jointly with agents JLL and Bidwells and have just announced two new tenants taking large units there.

Oase, which employs 950 people in the Middle East, France, Spain and North America, has 18 operational subsidiaries and seven production sites including in the UK.

The company designs and creates water scenes for gardens and aquariums.

Pamela Fisher, supply chain and operations manager for Oase UK, said: “Unit 10 is a wonderfully bright and expansive space.

“Enhanced natural light floods into the unit through the vast expanse of clear roof panels which will significantly decrease our reliance on electrical forms of lighting during the day, bringing us closer to more sustainable operations management.

“At 8.4m, the internal height of the unit provides great scope for additional storage solutions in the future.”

The other tenant is SIS (Specialist Instrument Services), which offers sales, calibration, hire and repair of electrical test equipment, operating from Wimbledon and Norwich.

Jason Ball, business manager at SIS, said: “For us, the location was really important because we are relocating from our current premises in Hellesdon Park Road and have 10 staff.

“We didn’t want them having to travel further to get to work.”

Also making Diamond Point so appealing are its energy-saving features – units come with an assurance of a minimum 10.83pc decrease in CO2 emissions in accordance with the 2010 Buildings Regulations.

Units are designed to have low air permeability, electric vehicle charging points, photovoltaic panels on some and high-performance insulated cladding and roof materials.

Units are still available, however limited – so be quick.
