A five-bedroom farmhouse near the Norfolk-Suffolk border has come up for sale - after being occupied by the same family since the 1940s.

The Grange is for sale with Brown&Co at a guide price of £695,000 and comes with grounds of around six and a half acres and huge potential as a family home.

It is believed to date back to the early 17th century and is Grade II listed. According to the listing details held by Historic England, the farm was formerly the grange to nearby Flixton Hall, which was built in 1615 by John Tasburgh and was originally surrounded by a moat.

The hall was later owned by the Wyborne family, who sold it to the Adairs. The Adair family resided at Flixton Hall for nearly 200 years and in the late 19th century, Flixton Hall was reconstructed and a new wing added to create a mansion of 60 rooms and 365 windows.

Historic England suggests that the exterior of The Grange, thought to be an ancillary building on the wider estate, is "typical" of the building style favoured by the family at the time.

The family of the current owner has occupied the property since the 1940s, just after the Second World War. While it has been “reasonably well maintained” over the years, a spokesperson for Brown&Co, says it does require renovation and rearrangement and could offer five, six or even seven bedrooms if reconfigured.

The existing accommodation provides a principal reception room, dining room and smoking room on the ground floor, along with a breakfast room, kitchen and cloakroom, several ancillary rooms and a lovely entrance hall leading up to the first.

The bedroom spaces are arranged on the first and second floors and there is also a separate staircase towards the rear.

Outside, The Grange is approached by a driveway to the side which bisects the single-storey outbuildings and the inner courtyard, which leads to the back of the house.

The grounds are a major feature of the home and include delightful gardens and a range of outbuildings including a barn and several buildings which once housed cattle. These may offer potential for development, subject to planning, but prospective buyers would need to make their own enquiries.

Meadowland at the front of the property is included in the sale and there could be further land at the rear available, subject to separate negotiation.
