This two-bedroom home in Burnham Market will set you back three quarters of a million pounds. Property editor Caroline Culot visits.

Tweed Cottage should probably really be called Twee Cottage because it is the sweetest little home that just finds itself in one of the most sought after property spots in north Norfolk.

This is the only detached brick and flint cottage which overlooks the green right in the heart of Burnham Market and just a couple of gin and tonic-fuelled steps from the Hoste Arms.

Yes, of course it's got a high price tag because of its location and no, it's not very big but it really is utterly adorable and idyllic.

You just need a large bank balance to afford it.

Having visited it, I can tell you it is just so pretty, right out of a children's fairy tale book.

You enter straight into the sitting room with a little fireplace and off this is a kitchen with bright blue units with a bathroom at the rear.

Upstairs are two super bedrooms and outside, there is a rear garden and off road parking.

It is for sale for £745,000 and yes, this seems a high price for what is effectively a two up, two down cottage and you certainly are not getting many pounds per square feet.

But this is Burnham and what you are buying is unique - it is the only detached property in what many people consider the best location you could wish for. It's a one off and for that, in one of the most desirable locations in the county, you do pay a premium.

Of course, it would make a super little holiday home or a weekend bolthole for those who can afford it and I know it raises again the question of house prices in north Norfolk which are raging higher and higher and out of the reach of many locals.

But we are where we are - and as I reported last week, there are new homes being launched just down the road in Wells for less than £190,000 in a bid to enable those without millions to spend to be able to afford a property in this part of the world.

However, if you want something historic, different and which rarely becomes available, the market dictates you are going to have to delve deep in your pockets for it. I have to say I loved it and for once, I can honestly say that no, size does not matter.
