“People are increasingly using buying agents' services as a matter of course, and are becoming more aware of the importance of being professionally represented,” he said.

The office is headed up by Bill Borrett, who worked in London for Cluttons and Hamptons for more than a decade.

His experience spans residential sales, investments, rentals, and developments.

“The fashionable coastal villages of Norfolk are firmly on the map, but much of the rest of the county remains a mystery,” said Mr Borrett.

“There's a large part of the county that has yet to change like most of the south already has.”

He added that incomers needed help with orientation, and with contacts - people coming from London (which is the norm) are often surprised at how difficult it is to source builders, decorators or people to help with gardens and land.

“At Stacks we advise on all aspects of buyers' new lives, not just the fundamental issue of finding a suitable property. Our relationships with local, national and international estate agents, together with years of inside knowledge, and up-to-date intelligence on development plans, allows us to make sense of an ever-changing market, and relate it to clients' needs.”
