Up to 170 new homes, a new football pitch and a country park could be built in Brundall.

Developer Quantum Land is proposing to build the 'new neighbourhood' on land to the east of the village's Memorial Hall.

The site, which is around 17 hectares, is a large field to the north of Meadow View and Westfield Road.

As part of the application submitted to Broadland District Council, Quantum has proposed to build a sports park made up football and cricket pitches, as well as a pavilion and play area, covering three hectares.

Construction of the new estate would be phased, with 23 homes built initially and a large portion of land transferred to Broadland District Council.

'The application has been submitted in this format in order to be able to immediately assist in delivering new homes to the community, and to provide certainty of the delivery of the new public open space and sports pitches,' the developer said.

The country park, which is proposed for the north of the site, would be around 10 hectares in size and would include footpaths and cycle ways.

Along with the sports park, it would be transferred over to the council in the first phase.

Access to the site would be from the existing Links Avenue, and off Highfield Avenue. A third access route would be created from Brundall Road.

However, it is proposed that another access would be provided to the south of the site, connecting it with Meadow and Westfield Road.

Quantum said the route would be for emergency vehicles, pedestrians and cyclists only, and lockable bollards would be installed to ensure no other vehicles can use it.

Around 33pc of the new homes would be affordable, including eight of the first 23 outlined in phase one.

The developer said the new homes would be a maximum of 11m high, and a mix of two, three and four bedroom houses.

Quantum said it received 257 comment forms from the public following a two-day exhibition about the scheme.

Various concerns were raised about the development, including the impact on existing services and infrastructure.
