New life could be breathed into a former factory site in south Lowestoft after major proposals were submitted.

A multi-million redevelopment plan for the vacant Zephyr Cams site has been lodged with Waveney District Council.

The vision for a new retail and leisure development on one of the main approaches to town has been in the pipeline for more than a year. And an application from Metropolitan Properties Investments, part of the London-based Freshwater Group, has now been submitted.

The redevelopment of the site on land at Tower Road is currently 'pending consideration' with the council, as a decision is likely to be made in forthcoming weeks. With Total Property Solutions (TPS) Development and Project Management acting as development and project managers on behalf of Freshwater Group, a spokesman for the developers said: 'We have submitted a planning application for the redevelopment of a six-acre derelict factory site in Lowestoft, which has stood vacant for more than 10 years.'

It is proposed to include the demolition of the large two-storey factory building and structures 'to provide four retail units, one café unit and a flexible retail/restaurant unit with associated car parking, servicing, landscaping, a public realm and pedestrian and vehicular access,' according to the planning application.

If successful, the redevelopment will form an extension to the existing Tower Retail Park in south Lowestoft, with The Range, Aldi and Costa Coffee understood to have already committed to the proposed site.

The application states: 'The proposed redevelopment scheme will result in both a substantial investment in south Lowestoft and will result in the creation of a significant number of new jobs for local people.'
