New homes and job possibilities for a major Stalham site look set to be delayed while tweaks are made to guidelines for its development.

Nine hectares of land has been allocated off Ingham Road for up to 160 homes, community and low-key employment uses, and a neighbourhood park.

But queries have arisen following last month's public consultation on the scheme, aimed at drawing up a 'development brief' to guide would-be applicants, including Hopkins Homes.

North Norfolk District Council planning policy manager Mark Ashwell is recommending to Monday's meeting of the planning policy and built heritage working party that members do not recommend approval of the brief at this stage.

He wants further consideration given to matters including the preparation of a Transport Assessment - following traffic-level concerns - moving the employment land within the site, phasing the development, designating at least half an hectare for community use, and creating a larger buffer between homes and employment use.

Eight members of the public responded to the public consultation. Their concerns included possible congestion where Ingham Road, Yarmouth Road, High Street and Lower Staithe Road converge at an existing pair of mini roundabouts.
