Plans for two new homes in west Norfolk have been turned down over flood risk and lack of parking.
Harvey's Removals applied for outline permission to build on a hardstanding on Rope Walk, in King's Lynn.
But the scheme near the port has been turned down by West Norfolk council.
Its decision notice says the site is at risk of flooding, in a spot where development should be avoided unless it is truly necessary.

It adds that two parking spaces proposed for the properties, one per dwelling, are not sufficient.
It says: "There are no public car parks in the vicinity of the site and therefore car owners would be forced to park on the road, likely to result in an increase in parking stress in the area."
The notice also states the proposed two homes "would result in a cramped site which does not relate well to its surroundings".
