Buying this property with its staggering location boasting sensational views across the saltmarshes and creeks in one of north Norfolk's most prime coastal locations, Brancaster, is like buying a painting by an old master.
Appletree House is the most expensive house currently for sale in the county on the open market, guided at £3.95 million.
Tom Goodley, from agents Strutt & Parker, said when looking at comparable sales, one has to take into account other premium locations around the English coastline, not just Norfolk.
'A sale of this nature can be compared with buying a painting by an old master or a very rare classic car such as a Ferrari 250 GTO, one of which sold for £23m in 2014,' he said.
Indeed, so rare is this kind of property in one of the most unique locations, it is only the third time in living memory that Appletree House has come to the open market. The property and its gardens were built in the 1920s by Colonel Jack Lesley and his wife Margot.
The house has had many makeovers but the garden is still largely as the Lesleys created it, in the Italianate style, with many 'rooms', walls and hedges.
David Rocksavage, the Marquis of Cholmondeley, spent many holidays there with his grandparents and it was his love of Appletree in Brancaster that inspired him to write and direct the film Shadows in the Sun which starred Jean Simmons and James Wilby.
Inside, an impressive hall with oak flooring leads to the principal reception rooms which boast those magnificent views over the saltmarshes.
The drawing room has a fine open fireplace and full length double doors opening out onto the formal Italianate gardens.
The kitchen/breakfast room has a bay window seat with spectacular views and includes a dining/eating area with a built in, four oven Aga.
The bedroom accommodation is on two floors with a large master bedroom suite with access to a balcony and views over the saltmarshes.
There is a second principal room with an en-suite bathroom and private access to the balcony and on the second floor is a further bedroom and separate bathroom with its own magnificent sea views.
In total, there are five principal bedrooms.
You also have a Dutch barn with a weathervane and clock which is connected to the main house via a pitched roof walkway and provides a wonderful entertaining and dining room together with a minstrel's gallery.
But what I found most novel and completely unique was the adjoining turret with a staircase up to a 'lover's seat.'
The turret has some of the most spectacular views also and a perfect little hideaway to escape with a book, if you haven't got a suitor!
There is also an integral, two bedroom cottage, another gardener's cottage, also with two bedrooms and in about two acres, extensive gardens boasting greenhouses. There is a vegetable garden, formal and informal gardens as well as a heated swimming pool and tennis court.
But who wants to be doing anything other than gazing out over those spectacular views?!
