The owners of this marvellous Arts and Crafts style home wanted enough space for their family to come and stay - but their children loved Norfolk so much, they moved here meaning the couple now want to downsize! Property editor Caroline Culot went to visit Fairways, Aylsham, for sale for a guide price of £1.25 million.

It's hard to understand when looking at this home with its brick and flint exterior, solid oak loggias and pin tile, not pan tile, roof that it has been built absolutely from scratch. But it has. It was designed by the owners who bought an old bungalow almost a decade ago which just happened to be situated in one of the prettiest locations just outside Aylsham, out towards Blicking Hall on the Heydon Road.

The plot nestles against the Blickling Hall estate and when I visited, one of the most picturesque Norfolk views you could imagine could be seen; of National Trust owned countryside with hay, cut and rolled, ready for taking off the fields. The house was built to maximise those views with two loggias and an extensive wrap around veranda so you can enjoy the situation from the outside.

However, the house cleverly lures your eye to the view also from the inside - when you step inside the marvellous kitchen/dining/entertaining area you can see straight through the large oak framed rear extension with its trusses and supports to the garden beyond which is simply stunning, particularly on the sunny day when I visited.

You get a similar experience from the master bedroom - up the most glamorous and beautifully created oak and glass staircase, with a rounded handrail, an example of exquisite craftsmanship, brings you to this stunning room. The large master has a window over the front but also a large picture window over the rear and those fields. There is a luxurious en suite, boasting the latest in contemporary fixtures and fittings, including a gorgeous bath tub and shower. And, throughout, you've got oak beams and trusses, numbered and pegged, creating glorious vaulted ceilings and open spaces.

The kitchen is just fabulous; boasting English Hardwood Designs units in powder blue topped with black granite and a marble floor which is open plan with the dining and sitting area with that gorgeous view. You've got three bedrooms on this floor, a bathroom and shower room as well as a sitting room with the chunkiest oak mullions I think I've ever seen and a moulded stone fireplace. Throughout, the craftsmanship is exemplary; there are beautiful fitted wardrobes in the bedrooms and outside, the attention to detail continues.

The garden has been fully landscaped and boasts open fronted garaging and some very pretty Jacquemontii silver birch trees. As you look at the red brick, the flint and the pin tiles, this house is, as Savills' Louis de Soissons said: 'more than a nod to the Norfolk vernacular.'
