You may be thinking about marketing your property but feel it is not the right time of the year to consider selling.

In fact, it is a really great time to sell your property and get ahead of the crowd, who are waiting to market in the New Year. Sheron Harley, managing director of the Property Shop, discusses.

If you are considering a move, go for it! I hate to say it but it is only 13 weeks until Christmas, so it should give you time to complete on your sale and purchase and be moved in with plenty of time to decorate the tree ready for Christmas.

Properties are still selling well at the moment, but we are finding potential purchasers are expecting more and more for their money and discounting properties needing too much work at too high a price.

In our experience, ‘project’ properties are still in high demand.

Everyone likes to put their stamp on their home and if they can purchase at a lower price and spend time and money making their home perfect for them, everyone is happy.

Unfortunately, there is a marked
shortage of such properties, as a lot of
sellers prefer to spend a little bit of money updating kitchens and bathrooms, to achieve a higher selling price.

With the nights closing in and the daylight starting to fade it’s good to see increased light in the mortgage market. Mortgage availability has improved with more lenders offering advances of 95 per cent of the purchase price.

This will be news to delight the first time buyer, especially with a range of realistically priced properties available to them.

Now, therefore, is certainly an excellent time to buy, particularly with no stamp duty for first time buyers.

Property Shop would be delighted to arrange an appointment with our independent mortgage advisor, who
has in excess of 20 years experience assisting buyers with their mortgage requirements, and is able to recommend products from the whole of the market.
