Small but perfectly formed - the teeny tiny terrace for sale with a big price tag

Talk about small but perfectly formed. This character brick and flint house in Holt is by no means the smallest home for sale in Norfolk - but with an overall floorplan of just under 500 sqft, it’s aimed at a minimalist owner who doesn’t mind ditching the clutter.
And, what it lacks in space, it certainly makes up for in charm.
Somehow, this tiny terrace on New Street manages to squeeze in a kitchen, sitting room, a cupboard, bedroom, bathroom and a landing all in 500 sqft, or to be precise, 498 sqft.
Now, you can buy a studio apartment in Norwich which is even tinier, less than 400 sqft, but there aren’t many houses which measure up to quite those miniscule proportions, particularly period ones.
And then there’s the price - £245,000, reflecting the fact this little slice of luxury is just that - completely renovated from top to bottom and situated in the middle of sought after Holt.
Tim Nicholson, consultant at Brown & Co in Holt, selling the property, said the price reflected the fact the house had been completely renovated to a high standard and was in Holt, in walking distance of Byford’s and the town centre shops. “It would make an ideal holiday home, a little bijou pied a terre, although it has been lived in as a permanent home,” he said.
Mr Nicholson said the house, a mid terrace in a row of period cottages, may have been connected with the nearby public house, now closed, housing the original coach workers.
The property, which is Grade II listed, has an entrance hall, a sitting room and kitchen/breakfast room with the master bedroom and bathroom upstairs. It comes with an off road parking space and little courtyard.
