The Watermill in Burnham Overy town - which has painstakingly been put back into working order by its owners - is for sale for £2.25m.

The owners of this beautiful mill building, David and Gillian Barrows, used to live next door and remember it as a disused site of a forgotten and neglected industry with bags of flour still strewn around inside and it looking forlorn and broken.

The watermill, just outside Burnham Market is one of only 500 residential watermills in the country. It was built in around 1737 and was only one of two mills in Norfolk using wind and water power in the same location.

The water wheel was still in operation grinding oats in the early 1950s. When the Barrows bought it almost a decade ago, they just wanted to live in it but then Mr Barrows decided he wanted to fully restore it to working order - and so the couple set about an intricate journey of restoring the original machinery and actually getting it working again.

Mr Barrows will tell you how he spent endless evenings bent double in and among the workings scrubbing decades of oil off the machinery and each part was brought back to life so that now it can be turned every couple of weeks.

So you could literally use what are the original mill stones to make your own flour. There's a real feeling of history, of how the building should look and sound and yet the couple have managed to also create a gorgeous family home around the workings.

One of the most stunning sights is when you walk through the kitchen into an area known as the 'boathouse' which is the dining area which sits directly by the river Burn and adjacent is a suntrap decked terrace right by the water's edge.

The ground floor has a super kitchen with lots of storage and the water wheel as well as a wet room, utility and the kitchen and then you walk up a gorgeous hand crafted staircase to a super first floor with a huge sitting room and study.

The views are just stunning from all the windows out over the water one way or the rest of the mill building and countryside, the other.

A local carpenter worked for four years on some beautifully crafted joinery and on the second floor are three beautiful bedrooms, all with wonderful wooden floors and cast iron beds and on the top floor a further sitting room and the fourth bedroom.

Outside there is a recently built triple garage, which is beautifully crafted too and then you take a little walk to a converted railway wagon which is a super summer house and ideal for enjoying the late evening sun.

A perimeter path leads to the 4.75 acres of amenity land across water meadows, woodland and river walks which is shared with the other residents within this private mill complex.

This is a really special property, absolutely beautiful and testament to one couple's vision, hard work and determination to bring back the past and give the building a new future.
