A house with this address never stays on the market for long such is the enduring popularity of not just the Golden Triangle but this road itself boasting substantial period houses with large gardens, driveways and mature trees. Property editor Caroline Culot went to visit Cedar Lodge, Christchurch Road, Norwich, for sale for £850,000.
Such is the desire to own such a property in walking distance of some of the city’s best schools, people actually register with estate agents requesting this particular street, so I expect there will be much interest and especially as the house is in such immaculate order. It’s called Cedar Lodge because there’s an impressive mature cedar tree at the front of the house, which is semi detached, and stands tall and proud with accommodation over three storeys. Incredibly, the tree, which no doubt predates the age of the house, which just sneaks in to the Victorian period, built in 1901, exists at just the correct distance from the property and does not overshadow it. When I looked out from the upstairs window, its branches were splayed out almost by complete design to allow the sunlight through.
The house itself is of architectural interest to me as it looks much more typical of the Edwardian period with its mock Tudor timbers, casement windows with monkey tail latches and front door with stained glass on an Art Nouveau style pattern. It would have been ahead of its time, I expect, with the architect possibly influenced by what he had seen in bigger cities or picture books.
What is also really special about this house is that the owners have made it work for modern living, extending at the rear to create a stunning large breakfast kitchen with a vaulted, glazed lantern ceiling bringing in lots of light. Look for the detail; I loved the multi-coloured glazed tiles behind the range, each cut to perfection to fit the space. Also, note the exacting craftsmanship which has gone into the creation of the side doors leading to the garden, again bespoke for this house with magnificent hinges to accommodate the extra large external sills.
Similar attention to detail has been given to the most beautiful set of dividing doors separating two of the receptions; note the brass hinges and fixtures which perfectly fit as part of the mechanism. I don’t have space for every detail, just the ones which truly relect the fact this house has been engineered to work for today with some impressive efforts.
There is a good sized converted cellar into a laundry room and over two floors you have five bedrooms and on the top floor is great potential to create an en suite from a box room. Outside, the house has a good sized garden and a garage although there is plenty of parking space at the front. This is a substantial house and a lifestyle choice to live in one of the most desirable parts of the city in a beautiful house which works on so many levels.
