Just what is the truth about the housing market?

Estate agent Ken Shipman gives advice on how to obtain the best price for your property, in his latest column.
Almost every day you will read something on how the housing market is performing, prices going up or down, sales volumes greater than last month or not, writes Ken Shipman, of Shipmans, a member of the N&DAEA.
Mortgage lending up but down on thre months ago. First time buyers priced out again, you know we have heard it all a hundred times.
So what really is happening, can I move house this year, you ask.
Simply put: yes. In the first place you must really want to sell and move; today’s market is not for dreamers or people who just want to test the market.
Choose your agent carefully, some agents will tell you what you want to hear, that’s not good advice.
An experienced agent like myself will have sold many houses in good markets and difficult ones, so take their advice, they know what they are talking about. Many of our clients come back to us, as they liked the way we dealt with them when they bought the property and know we will give good advice when they sell. Today you have to be realistic in your asking price, all around in supermarkets, shops, the motor trade, everyone is looking for good value, even the government bless them are talking about it, so why should the housing market be any different? Just because it’s your biggest asset doesn’t mean somebody will pay over the odds. Using the retail trade as an example; supermarkets and shops present their wares in tempting ways to make you purchase.
Think about this before you put your house on the market; it must attract the buyer, they must feel comfortable being in your property and they must be able to see themselves and their furniture in your house. At Shipmans we are very pleased to give you the benefit of our advice as to how you present your property. Recently we have advised a vendor to change the colour of a bedroom and move out boxes from the study so a buyer can walk into the room. It does not have to cost you a lot of money to present well. Choose the agent you believe you can work with, we are not all the same.
