This elegant Georgian house in Attleborough comes with its own award-winning vineyard.

If you buy this house, you should have grape expectations.

That is because Beulah House, on London Road, Attleborough, sits in a third of an acre, part of which is given over to vines that form part of the current owners' boutique wine business, is on the market for £650,000.

Once serving the town as a girls' school, the four-bedroom Grade II listed Georgian house is believed to date back to 1750.

There are just 100 vines growing in the garden but using the purpose built winery at the house, they produce 100 litres of white wine and 20 litres of red wine.

The vineyard was a retirement project, taken on by the current owners, surgeon Dr Michael Rhodes and his wife Irene, which has grown into a huge success story.

Grapes grown at other vineyards, are now also processed in the owners' clay lump shed winery, producing the award winning Burnt Foot wine. Their Burnt Foot Bacchus 2016 wine won a silver medal at last year's East Anglian Wine Awards.

The Rhodes were determined to perfect the art of winemaking and travelled the world learning how to make the best vintage they could.

Dr Rhodes said: 'It's been a steep learning curve of trial and error with some truly awful mistakes in terms of wine, but we seemed to have cracked it now.'

Confidence in their knowledge is shared throughout the region, with Michael Rhodes being chosen as chairman of the East Anglia Vineyards Association.

Emmerson Dutton, of estate agents Bedfords, in Bury St Edmunds, said: 'It's not many people who can say they are drinking wine with their meal, which was grown just a few metres from their dinner table.'

And anyone drinking this tipple would be in good company – the winery at Beulah House was commissioned by the CEO of Easyjet for a few cases of top quality wine.

Dr Rhodes added: 'The south facing slightly sloping site, and soil here, are absolutely perfect for growing vines. You can make good or bad wine from good grapes but you can't make good wine from bad grapes!'
