A town in north Norfolk has been named as one of the top places in the UK to invest in this year.
Coming in second on the list by The Sunday Times, Cromer was named as the best place for "coastal living without the house-price catch".
The publication identified 25 locations across the country that are improving the most, looking at factors such as transport links, new shops and restaurants, as well as arts and culture offerings.

The article said: "Once known for its faded grandeur, amusement arcades and crabs, Cromer is riding a wave of gentrification that has seen fine delis and surf shacks move in amid the chippies.
"WFHers have decamped from London, lured by more affordable property prices, the sandy blue flag beach and places like the Gunton Arms, whose walls are adorned by works by Tracey Emin and Lucian Freud."
The article also mentions Cromer Artspace, the public art gallery which opened on the seafront in 2022, and the pier, which underwent significant development in 2023.
The other locations that made the list's top five were Liverpool Docks, Paisley, Forest Gate and Coventry.
