An analysis of the average Norfolk house prices for each postcode district in Norfolk has revealed which areas are the priciest and which are the most affordable. Find out how affordable the area you live in is below.

The most expensive postcode district to live within is IP22 2 according to the latest Land Registry figures, which show how much homes sold for over the last year.

The IP22 2 area covers 15 towns and villages, including Bressingham, Winfarthing and Market Weston and the average house price is £486,444. The average price of a home in London only costs £48,341 more.

Louis de Soissons, the head of residential at Savills Norwich was surprised to learn that this area had the most expensive average house prices and suggested this may have been due to several high value sales in 2015.

'Sometimes statistics show odd figures, these probably reflect a high proportion of high value sales in that area over the last year,' he said.

'There's no doubt that it is a very desirable area, it's close to Diss which of course has the train station and is only 90 minutes commute to London, and there's lots of beautiful countryside around but there are also lots of other areas in Norfolk which are equally as desirable, such as north Norfolk.'

Following this area of south Norfolk, the second most expensive district is PE36 6, covering Hunstanton, Thornham and the surrounding area where the average house price is £425,992.

The final three districts in the top five most expensive areas to live are NR22 6, NR25 7 and NR12 8 all of which have average house prices of over £350,000.

At the other end of the scale, the most affordable area to live in Norfolk is NR30 2 in Great Yarmouth where the average house price is £80,875. The following most affordable postcode districts, NR31 0 and NR30 3, remain within the Great Yarmouth area, stretching from Caister-On-Sea down to Gorleston-On-Sea and St Olaves.

Estate agent Toni Rose from the William H Brown branch in Great Yarmouth said that the area is popular with first time buyers.

'It's a nice area to live in, it's close to the beach and not that far away from bigger places like Norwich, but it's not a city so the house prices are cheaper than those in Norwich and that attracts people,' he said. 'It's especially popular with first time buyers as the low house prices make it much easier for them to get on the property ladder.'

After Great Yarmouth, the most affordable area to live in is King's Lynn (PE30 1 and PE30 5) where the average house costs are between £115,000 and £119,900.

The average price of a house in England and Wales in March 2016 was £189,901 according to the Land Registry House Price Index. The only area in the county with a similar average house price is NR28 0 in North Walsham, where the average house costs £189,962. These prices are close to those of the average homes being sold in North Yorkshire, Suffolk, Worcestershire and Medway.

The House Price Index also states that the average price for the whole of Norfolk is currently £168,245 which means as of March 2016 the annual price had increased by 5.9pc. Houses of this average price can be found in the NR19 1 area, which covers East Dereham, Westfield, Whinburgh, Clint Green and Yaxham.
