Major application for homes and employment area in Holt to be debated this week

A major housing and employment area on the outskirts of a north Norfolk town looks set to be given the green light by councillors.

The future of the 14.2 hectare site on Heath Farm, Hempstead Road, Holt, will be debated by members of the North Norfolk District Council development committee on Thursday.

Planning officers have recommended the Brown Brothers and Bullen Investments Ltd application for up to 215 homes, a new roundabout, link road, employment area and public open space is approved.

The area covers three quarters of land known as HO9 – the third largest land allocation for homes in north Norfolk for between 275 and 290 properties.

If outline permission is granted 24pc of the homes would be affordable.

A link road would connect the new roundabout on the A148 bypass with Hempstead Road and serve the whole of the proposed development, which would mainly feature two-storey homes ranging from one to five- bedroom properties.

Businesses could include an 80-bedroom care home, a 1,000sqm pub/restaurant, 5,000sqm of office space and 7,250sqm for general industry and storage/distribution. The employment area could employ up to 440 people on a full-time basis.

Money from the applicants, through a Section 106 agreement, could go towards affordable housing, a bus service and healthcare.

Holt Town Council has not objected but members were concerned because they wanted 45pc of the development to be affordable housing.
