Proposals for 123 new homes in Wells have been backed by councillors despite a range of concerns in the town.


North Norfolk District Council’s planning committee supported an application by Hopkins Homes to develop on land off Two Furlong Hill and Market Lane, opposite Alderman Peel High School.

The majority of the worries were about the three access points off Market Lane.

Gary Anthony said the town council agreed with the principle of the development but objected to the multiple access points off Market Lane because of safety issues.

He said: “We have had two major accidents and many minor misses. We feel strongly these accesses should be modified.”

Alistair Ogle, headteacher of the Alderman Peel High School and Wells Primary and Nursery School, said eight coaches for 300 pupils travelled down Market Lane towards the Alderman Peel school twice a day.

He said: “We can see the good in this development but at the moment we cannot support it because the children’s safety would be compromised.”

A representative of Norfolk County Council highways department told members: “I understand the concerns for the children but the traffic generated from the houses from that part of the site would be low.”

The main access to the site would be off the Fakenham Road.

Out of the 123 homes, 45pc would be affordable and would range from bungalows to two and a half storeys.

The majority of members agreed it was a “well designed” and “well thought out” scheme.

Roy Reynolds, ward councillor for Lancaster North, said: “I’m pleased about the affordable housing and the shared equity dwellings. This is ideal for local people and young people to get onto the housing market, which is important on the north Norfolk coast.”
