Fears over traffic problems and increased noise pollution were not sufficient to prevent plans for 37 new homes in a Norfolk town from being approved.

South Norfolk Council’s development management committee agreed to NPS Property Consultants’ plans for the homes on land between Burdock Close and Blackthorn Road despite receiving 14 letters from residents objecting to the proposals and one letter in support.

As well as concerns over traffic and noise, the objectors also raise fears Wymondham High School would not be able to accommodate the increased number of students associated with the development and neighbouring homes would suffer a loss of privacy.

Other issues included the density of the site being too great and the presence of wildlife which could be affected by the plans, while fears were also raised the plans could have a negative impact on local services and residential amenity, while flooding was another concern for the objectors.

Councillor Tim East, who represents Costessey, asked planning officers at the committee meeting on Wednesday why receipts from the sale of the site, which is currently owned by South Norfolk Council, could be transferred to Norfolk County Council to fund further educational improvements.

Planning officer Ian Reilly said the land had been set aside for the benefit of education, but had been deemed by the county council to be too small for a new school, so a legal agreement was reached whereby should the land be sold, all receipts from the sale would be transferred to the county council to fund further educational developments.

He added: “If it is not going to be used for a new school then receipts from its sale will be going back into the education system.”

A highways report stated estate roads would be capable of absorbing any increase in traffic volume associated with the development.
