Gayton housing estate bid gets green light

Plans to build dozens of houses in Gayton have been given the green light.

Up to 33 homes are penned for the former industrial site next to Gayton Mill on Litcham Road.

The site will help assist the expected future demand for housing, as well as improve the setting of Gayton when approaching from Litcham.

While supported by councillors, the construction of the site is to be determined on whether a path can be built to link the site to the nearby Gayton Village.

Gayton councillor Alastair Beales said: “There is guaranteed to be a future demand for housing so projects like this I can fully support.

“It would make better use of unused land and will boost the sight of Gayton as you drive by.

“However there are a few significant concerns which have to be sorted before it goes ahead.

“A new footpath is critical for this project to go through, as otherwise, the site would not be accessible for pedestrians unless they were to walk on the road which would be extremely dangerous.”

As well as the construction of a new path from the site, footpaths at the nearby Lynn Road junction with Back Lane are set to be expanded.

This concerned one councillor who uses the road frequently and said that the junction is already very tight and difficult to drive.

The site is currently occupied by unused buildings which were used by a flax seed processing plant.

Councillor Beales said: “Given the past users of the site it is likely that some contamination will be present in the ground.”

“There is also potential the existing empty properties to contain asbestos, however the councils environmental health department and the environment agency are happy for this matter to be dealt with.”

Site applicants Mr and Mrs Bateson are looking to demolish the existing buildings on the site and replace them with a mixture of affordable and executive housing.

Robert Bateson owned the site 25 years ago when it was occupied by the seed processing plant.

He then leased it out until there was no longer a demand for the product and the buildings have remained vacant since 2000 when the plant was closed down.

Mr Bateson, with no need for the building or land, will look to sell the land with the benefit of the useful planning permission.

Once the final stages of planning has gone through, work on the site will start as soon as possible.

Current cost estimates of the project are yet to be determined.

The applicants have though proposed to make a financial contribution towards the cost of improvements to the junction between Lynn Road and East Walton Road.
