Once within its beautiful grounds of just under five acres, and close enough to appreciate its beautiful detailing and immaculate gardens, visitors are further struck by its elegant exterior and glorious surroundings.

The Grade II Listed country property, which is on the market with Jackson-Stops & Staff at a guide price of £2,750,000, is a fine stucco rendered house, which dates back to the 19th century.

Located at Fulmodeston, between Holt and Fakenham, its exquisite features include a beautifully restored plaster relief depicting a shepherd, his dog and some sheep.

Inside, the Georgian house still presents period features such as a mahogany staircase, tall sash windows with original shutters, and high ceilings with ornate mouldings.

Upon entering via the colonnaded portico, visitors find themselves in the spacious, light hallway with its sweeping staircase.

To the right is the formal drawing room and to the left the impressive dining room. Further on, is the sitting room, which has French windows on to the garden, and the kitchen breakfast room, with its handmade painted units and four-oven Aga.

There is also a large larder and utility room, a laundry and a cloakroom.

Also on the ground floor of the house – but somewhat separate from the main living areas – are some other flexible spaces that could have all sorts of possible uses to suit new owners.

With its own entrance, for example, is an office, complete with a cloakroom, which could be ideal for someone wishing to work from home.

At the end of the opposite wing, adjoining the dining room but with doors on to the garden is a gym or playroom, while at the back of the house, beyond the garage, is a huge games room and teenagers’ space. There are also several store rooms.

Fulmodeston Hall is very much a family home and the generous accommodation continues upstairs. Here an open galleried landing gives on to the bedrooms and bathrooms.

The master bedroom has an en suite bathroom, which also has a Jack-and-Jill door on to the landing. There is a family bathroom and a shower room, and a guest bedroom benefits from an en suite shower room. Bedroom seven is currently being used as a dressing room.

This is a house with space for family members to spread out and enjoy – and with plenty of room for guests too.

It is a property that will be ideal for anyone who enjoys entertaining, especially in the summer months when everyone can spill out into the gardens.

To one side of the house, and overlooking the beautiful walled garden, is a large sandstone terrace, with steps leading down to avenues of lavender hedging and cherry trees.

The current owners, who have lived at Fulmodeston Hall for some 25 years, have taken great pride in relandscaping this area, which also includes a sunken garden, stone balustrades and pleached crab apple trees.

Beyond the more formal garden there is a vegetable and cutting garden; there is also a hard tennis court and a small orchard, with a selection of fruit trees including plum, apple, quince, cherry and pear.

The grounds also include post and rail paddocks, with a field shelter, a traditional barn containing five stables and a feed room, and an open fronted cart shed.

It is also accessible from both Norwich and King’s Lynn, with their trains into London. There is space here to keep ponies, grow home produce and enjoy a range of leisure pursuits.
