When Max and Andrea Sowerby bought this Georgian farmhouse, they were newly married, had new careers and no children. Wind on 21 years and they’ve got three children, two dogs and are gearing up to leave the home that’s been at the centre of their world.

It’s always going to be difficult when you are an estate agent and come to sell your own house but actually what is a lot more of an emotional strain is leaving the home, Hall Farm House, which holds so many memories for Max and Andrea. You can’t live in the same house for that length of time and not be emotionally attached to it – they have seen all of their three children; George, Tom and Anna christened at the church just across the garden and paddock. They’ve huddled together in the ‘goblin’s hut’ on Christmas Eve around a fire and told stories to each other. Anna learned to ride nearby, they’ve enjoyed family walks with dogs Ziggy and Bertie from the house to the Peddar’s Way or into Docking and Max has had plenty of room to indulge his love of cars! So, this house offers the most incredible lifestyle to anyone wanting to breathe fresh air, walk across the fields or simply enjoy looking out over them every morning when you get out of bed. You can sail and ride and return to a house which caters for all of these kinds of pursuits – there’s a converted outbuilding with a shower and drying room for wet suits and sailing gear especially created for coming back home muddy, cold and in need of some home comforts. And if you have children, they’ve got space – Max joked how Anna learned to play the trumpet – in the family room at the end of the house, with the door firmly closed! Outside, there is a children’s barn with sofas and a large TV where they can escape as well as another huge party barn where the Sowerbys annually have hosted about 100 children after the Hunstanton tennis festival. The most recent addition has been the creation of the ‘safari lodge’ (a joke name, not to be taken seriously) which is a vaulted green oak dining area with a stone barbeque where you can sit and watch the sunset over towards Great Bircham windmill in the distance where apparently the best bread in the area is made! Over the 21 years the Sowerbys have made several improvements to suit their family life. As well as the conversion of outbuildings and extra facilities outside in the three acre plot, the most striking thing they have done is create a large kitchen/dining/sitting open plan area. They moved the kitchen and created what so many of us want – a big vaulted extension with lots of light and space with the kitchen at the heart of the entertaining or family space. The kitchen boasts beautiful hand made cream painted units with granite worksurfaces and you have a cream four oven Aga as well as an additional electric oven and built in appliances leading into the sitting room with a wood burning stove and full height vaulted ceiling leading into the breakfast area. Sandstone flooring with underfloor heating continues in all these rooms and there is a really easy flow to this house. You have a formal dining room as well as a large drawing room with an exposed brick fireplace, a study, family/playroom, a large laundry room and a cellar. Upstairs is a really pretty landing with a window at the end looking out over the fields towards the windmill and off this is the master bedroom which again has a really gorgeous view over those same fields and comes with an en suite. In total there are six bedrooms, a family bathroom and two en suites.
