The owner of this farmhouse has lived in it almost all his life - but he and his wife have now decided to move, meaning the property as well as its land, gardens and commercial premises are up for sale for a guide price of £1 million with Brown & Co. Property editor Caroline Culot went to visit Home Farm, Marsham.

People tend to move house more often these days but the owner of Home Farm has lived there almost all his life, moving in with his family aged just nine. His father bought the farm in 1946, coincidentally from Francis Hornor & Son, Peter Hornor's family and the forerunners to Brown & Co who are now selling it 72 years later.

The owner later bought the farmhouse off his father and has lived there happily with his wife since but as he told me, 'life moves on' and it's time to make that move while both are up for a new challenge! It means that a rare opportunity has come up to buy not only the farmhouse but also land at the rear of three acres and also an occupied barn conversion business park which currently generates just over £50,000 a year.

The farmhouse dates to the early 19th century, built of brick with a pitched roof and although is close to the A140, is actually very quiet inside. It offers three reception rooms; an inviting sitting room which leads to a formal dining room and study area with a modern kitchen divided cleverly into the cooking and the eating side.

Upstairs are four-five bedrooms and there are two staircases, the main one and a steep set of back stairs, once used by the servants. The house is presented immaculately but possibly the bedrooms need some updating and outside, it comes with a formal garden at the front and plenty of room for parking as well as a garage. It also includes a spinney which acts as a buffer between the house and further land at the rear.

The farmhouse, the land and gardens form one lot with the commercial premises forming the second lot. The Home Farm Business Park, as it is known, has evolved over the last 20 years following the conversion of the barns and enjoys near full occupancy with office, studio, storage and business units; 12 units are let to eight occupiers with all details available to the purchaser. The majority of units are let for between four-six years. This is an interesting opportunity; a home as well as a business and it's the first time anyone has had that opportunity for over 70 years.
