Fancy a ‘moove’ to this country farmhouse?

Property editor Caroline Culot got up close and personal with some cows when she visited Church Farmhouse, Edgefield, for sale for £1.5 million with Strutt & Parker jointly with Pointens
Two weeks ago, I met Brian the billy goat and this week I met some very gentle cows at my property of the week! Church Farmhouse, built in 1704, and extended by the owner who raised his family there, is such a pretty mellow red brick and flint home nestling in the north Norfolk countryside.
Formerly part of the Stody Estate, the current owner acquired the house and land in 1970 and over the years has updated the house, barn conversion and outbuildings so that the property now offers an attractive package for a family or a livestock enthusiast or, indeed, a keen equestrian.
What is immediately impressive is the entrance hall - boasting a vaulted ceiling and a superb, contemporary curved staircase, the craftsmanship of a local boat builder. This really offers something different to what you expect yet there are the traditional living quarters too - when I visited, the owner had been sitting round an inglenook with his dogs and it looked so snug!
You have a double aspect sitting room overlooking the garden with a red brick open fireplace housing a wood burner as well as the dining room and a cosy kitchen with antique pine units, an Aga and breakfast room overlooking a terrace, garden and tennis court.
What is evident is how this has been a family home - I loved the grand children’s bedroom, once the owner’s son’s, with a trainset arranged on a mechanically operated plinth so you would play with it then it would be wound up to the ceiling out of the way.
There is a large master bedroom with an en suite and in total four further bedrooms and a bathroom. Situated a short distance from the house is a red brick single storey self-contained annexe. Recently converted, it now offers comfortable accommodation, with underfloor electric heating, to include an open plan living area with a double aspect sitting room and a wood burner, a well equipped kitchen, a double bedroom and a wet room.
The annexe could be used as a holiday let, full time living quarters for an elderly relative or similar, or an office (subject to gaining the necessary planning consent). In total the property has about 8.08 acres of land. And of course the cows....sadly they aren’t included in the sale, they are mooving to a new home...
