The most expensive house in Norfolk is for sale at £4.3m

The most expensive house ever sold in Norfolk, that is not part of a country estate, is for sale again, for £4.3 million.

The house itself is a beautiful 1920s property, built for Colonel Jack Lesley and his wife Margot and with fantastic, Italianate style garden ‘rooms’ divided by walls and hedges and including the most magnificent sunken lawn.

However, it is the location overlooking Brancaster’s far reaching stretches of saltmarshes and creeks, which gives it such an elevated price tag. You look out from its front and the view is completely panoramic with nothing between you and that landscape. It is remarkable and beautiful.

Spencer Cushing, from Sowerbys, said: “The words ‘rarely available’ and ‘unique’ are readily bounded about in our industry, so without using these metaphors it is difficult to sum up Appletree House and what makes it one of the most expensive homes on the market in north Norfolk.

“I can, however, use another well-known phrase as if ever there was a location moment, this is it. I don’t think I have ever been lucky enough to see a more wonderfully positioned property than Appletree House along this part of the coastline. This is a home which was designed in the roaring 20s with parties and entertaining in mind and being there brings about a complete sense of joy.”

The current owner has completely updated the interior

Nick Taylor, chairman of the NDAEA, Norwich & District Association of Estate Agents, said: “This increase over a two year period does reflect house price gains in East Anglia over the period.

“Price inflation was quite high in 2016. It slowed considerably in 2017 and we will get a mere 2 per cent inflation this year at best.

“So in my opinion this isn’t an over optimistic seller.”

The £4.3m price tag makes it the most expensive house on the open market not only in Norfolk but also Suffolk and even Cambridgeshire; where the highest priced homes there currently listed online are £3.67 million and £4 million respectively.
