Three fishing lakes in Norfolk are launched on the market today with a guide price of £300,000.
The former gravel pits at Great Witchingham, which are close to the River Wensum, and extend to a total of about 18.5 acres and include a total of 11.5 acres of water.
The lakes, which were re-shaped and redesigned for the sporting angler about five years, have been run as a syndicate water with an annual income of about £24,000.
Jane Kenny, of the Norwich office of Savills, who is handling the sale, said: “This represents a great opportunity to buy as an investment or to pursue a personal passion for fishing. I’m actually very excited about this unusual opportunity because it could appeal equally to a fishing club or even someone who rans to run a private fishery.”
A major investment in more than 1,500 metres of “Tornado” otter fencing, which was professionally installed at a cost of more than £28,500, protects the waters from predation by otters. And given that some of the original carp can weigh from 27lbs to 40lbs, this makes the property even more attractive.
It is estimated that the lakes contained a stock valued at more than £100,000.
The Hall Walk Lakes, formerly known as Tom Boulton’s Lakes - Tom’s Lake, Puppy Lake and Long Lake contain large carp, bream, tench, rudd, roach, perch, pike and eels of varying sizes.
The eight-acre Tom’s Lake has a stock of about 75 English bred Scaley Carp from 17lb to 25lbs, averaging 21 lbs, plus tench at 9lb 12oz, bream at 10lb 6oz, and rudd at almost 4lb. The pike average 24lb 8oz.
The one-and-a-half acre Puppy Lake also includes carp, shoals of small rudd and some big perch to more than 3lbs.
Finally, the Long Lake, about two acres, also has English carp of up to 20lbs and small fish of up to nine lbs plus large shoals of bream to 9lbs and tench of a similar size.
